Hixson, Tennessee – The Chattanooga Development Group has successfully acquired the Northgate Crossing Shopping Center, a strategic retail hub located at 1966 Northpoint Boulevard. The shopping center spans 4.03 acres and includes a fully leased multi-tenant building that offers 49,000 square feet of retail space. Key tenants include Goodwill, Bible Baptist Church, Sweet Melissa’s Billiards, and Federal Bake Shop Inc.

The acquisition of Northgate Crossing comes amid increasing interest from retailers in the Tennessee Valley, contrasting with broader national trends of closures among major retail brands. Urban Story Ventures (USV) President Jimmy White indicated that Chattanooga is emerging as a vibrant marketplace due to its significant residential growth.

As part of its expansion efforts, USV is actively pursuing additional retail centers within the Hixson and East Ridge areas. These locations have been identified as promising hotspots for future development. USV previously revitalized a once-abandoned grocery store retail hub at 6210 Hixson Pike, which is now home to tenants such as Workout Anytime Hixson and Papa John’s Pizza.

In addition to these developments, USV is working on ambitious projects such as the redevelopment of what is historically known as “Tennessee’s First Shopping Center” located along Ringgold Road in East Ridge. This project will encompass 13 acres and aims to rejuvenate the area into a thriving retail environment.

Moreover, USV is moving forward with an innovative mixed-use development project called Station 33, planned for South Broad and 33rd Streets. This project will feature a boutique hotel with 100 rooms, 80,000 square feet designated for residential apartments, and 60,000 square feet allocated for office space. Retail opportunities will also be available, including a 13,000-square-foot food hall. Additionally, the development will consist of eight buildings, with the hotel and apartment structures reaching five stories in height. A parking deck accommodating at least 400 vehicles will further support the project.

Station 33 aims to promote an urban development style that includes public spaces interconnected by plazas, which will link to the Alton Park Connector greenway. The rezoning proposal for the Station 33 project is scheduled for discussion at the upcoming Planning Commission meeting on April 14.

In contrast to the progressive developments in Hixson, a nearby rezoning case for a problematic property at 920 Forest Ave. was recently denied due to significant opposition from the community. This reflects the local residents’ active role in shaping the development landscape in their neighborhoods.

Further highlighting community concerns, Juvenile Court Administrator Sam Mairs has called attention to the necessity for increased compensation for juvenile magistrates in Hamilton County, who are currently earning the lowest salaries among attorneys in the area. This issue underscores ongoing discussions about the value of judicial roles critical to maintaining community standards and justice.

As the Chattanooga Development Group continues to expand its footprint in both retail and residential sectors, the city of Chattanooga shows promising signs of growth and trendsetting in the region’s development landscape.
